The commercial marketplace during the last 4-5 years is predominately comprised of owner-users investing in properties to avoid the rental expenses. We have observed less investor type single user properties due to the strong demand by owner/users during this period of attractive interest rates. Higher interest rates could adversely affect the potential owner/user pool, returning to more of investor purchasers.
The preponderance of small business development in the Bay Area and the Central Valley has even resulted in the development of large, unsaleable and unrentable industrial buildings (50,000 sf or larger) to a condominium development with 2,000 to 3,000 sf units in a new condominium subdivision. The interior of these larger buildings are built out with "shell" light industrial units with a roll up door, small office or others are just a shell.
This type of reuse of a property is an excellent alternate use foe the larger "out dated" structures in the area. We have seen such conversions in Milpitas, Fremont, Newark, Hayward, Manteca, Stockton and San Jose.
